A man is sitting in his living room, deathly worried that he will lose his house. To ease his mind, he invites his friend, a doddering former professor of nanotribology, around for a glass of Zinfandel. When his friend leaves, the man is no longer worried he will lose his house. What happened?

He's smashed out of his mind!
No? Well, then....
Does the man, or the professor, live in NZ? Is where they live relevant?
Is the professor's age ("doddering") relevant? Is the man's?
Is he no longer worried about losing his house because he is worried about something else? something even worse? Is the house still standing?
Is this real life? FSEI? FYOI?

He's smashed out of his mind! A *glass* of Zinfandel, not the whole bottle. Well, that's all our protagonist had, anyway. I cannot speak for the Professor Emeritus...
No? Well, then....
Does the man, or the professor, live in NZ? irrelevant Is where they live relevant? no
Is the professor's age ("doddering") relevant? no Is the man's? no
Is he no longer worried about losing his house because he is worried about something else? no something even worse? no Is the house still standing? yes
Is this real life? FSEI? FYOI? This, as per the puzzle title. Or do we not use 'FMOI' for 'Figment of My Imagination?

Is nanotribology relevant? [had to look it up; seems that it deals with things way smaller than houses and debt...]
Was losing his house going to be a result of his inability make his monthly payments?

Does the man worry about anything else relevant? Did his worry about losing his house go away? Or was it overshadowed?
Was he in fact in danger of losing his house? If so, was he still in danger or losing it afterwards? Did he lose his house? Keep it unchanged? Keep it, but something relevant changed? Was the house damaged?

Yojimbo:

Is nanotribology relevant? [had to look it up; seems that it deals with things way smaller than houses and debt...] you don't need to know anything about the field of nanotribology to solve this puzzle. However, it is relevant that he was a nanotribologist.

Did Prof Em somehow ease his mind about that? no

Redwine:

Was man's house particularly old?
When former professor left the man's house, did he take anything relevant with him? Did the former professor bring anything relevant to the house? When the man was inviting professor to his house, did he tell him anything about his worries?

Did the Professor offer him co-authorship of one of his books of nanotribology, so that the man could afford the repair? No - and I had no idea the field had such a broad readership!
If it had been man's daughter with her two children who came for a cup of tea, would the man still have been able to renovate his house? almost certainly not

Was the man worried about losing his house because he was worried he wouldn't be able to repair it? essentially

Nanotribology deals with friction in very small elements, correct? correct, and largely irrelevant :P
And here comes a guess:
Did the Professor find a book about the field of nanotribology? Which seemed completely useless according to host's interests? and this book opened the cache? when it was pulled out from the shelf? YES!!

***** SPOILER *****

The man had inherited, from his grandfather. a large heritage-listed mansion in a terrible state of repair. He did not have the money to restore it, and could not simply demolish the property due to its heritage listing.

While the Emeritus Professor was was sitting in the living room, sipping Zinfandel and comforting our hero, he noticed an interesting treatise on the subject of nanotribology on one of the living room's floor-to-ceiling bookshelves. Pulling it out to investigate further, one of the bookshelves slid aside, revealing a small chamber containing a supply of money/valuable artifacts/stock certificates/other valuable MacGuffins that the man's grandfather had neglected to tell anyone about. The man could thus afford to restore the house and live happily ever after in it.

Well done to all, particularly Redwine for her tenacity and a perfect lateral leap.
